Curb Appeal has many components: editing, cleaning, color, and the all important use of plant material. Landscape Staging follows many of the same design principles that are paramount for a successful interior staging, including: Scale, Balance, Texture, Composition, Color and Creativity. The goal is to enhance curb appeal when preparing your home to sell.
On a recent staging project for a flip, I was on a mission to find just the right plants, shrubs, and ornamental grasses that would update and replace the old landscaping that had already been removed. It was essential that the shape, color, and texture of these new plants would work harmoniously with the exterior house colors. The timing of this project was when most local nurseries had already moved their plants into hot houses due to a mid-October cold snap. But there I was, begging the Manager to let me go into one more ‘house’.. “that I neeeed to find ‘this’ color, and it has to be this height, and it has to have this texture.” Oh man, I was on a quest and she knew I was serious… there really was NO stopping me. Thankfully she worked with me and together we continued my hunt.. from one hothouse to the next. I was so hyper-focused that it was almost an instant find with a visual lock on my target from across the room. What a relief when I crossed that last plant off my list.. and I’m sure the manager felt the same way when she crossed me off her list. ; } I had a van full of greenery and was in a state of ‘hopeful anticipation’ during the drive back. I couldn’t declare “victory” until I got them back to the house.
Back to The Flip and I’m cautiously optimistic: the color, texture, size, and shape seemed to be ‘right on’ for all of them. Time to start diggin and in the ground they went. And that’s when Profound Moment #2 hit me. Once again, I subconsciously knew what shades and tones to look for. And imagine my delight when I looked closely at the color of the branch on one of the evergreens shrubs.. and it was almost the exact color of, you guessed it .. Wheat Penny! HA! I laughed out loud .. and I was by myself, but I didn’t care! I was elated. I felt like Liza Doolittle .. “by George she’s got it”.
Curb Appeal and Landscape Staging are both crucial. Create cohesion and harmony. Remember to enhance the focal point and most importantly…Make it a showstopper, let me rephrase that…Make it a car-stopper.
